Correct pricing is a key determinant of success in any real estate transaction. Properties that enter the market at unrealistic prices often remain unsold for extended periods, resulting in lost opportunities and challenges in managing client expectations. Understanding the fundamental principles of property valuation enables real estate professionals to make informed decisions, provide sound advice and improve overall sales performance.
This programme introduces participants to the three principal approaches to property valuation: the Comparative Method, the Income Approach and the Residual Method. Participants will gain a practical understanding of the data, methodologies and market factors used in each approach, allowing them to assess properties more accurately and support their recommendations with confidence.
Particular emphasis is placed on client communication. Participants will learn how to present and justify valuation conclusions using market evidence, manage unrealistic expectations and position themselves as trusted advisors in matters relating to pricing, investment decisions and development opportunities.
